How We Build Your Home

1. Consultation and Requirement Analysis

At the beginning of the construction process, our consultation team coordinates with clients to understand their needs, preferences, budget, project goals, and the key features of their land. Based on this requirement analysis, we develop a construction plan tailored to their preferences and designed to meet their needs within the available budget.

2. Site Survey and Soil Testing

Our technical team and engineers visit the construction site to assess the land features, site conditions, accessibility, and any potential construction challenges. Our geotechnical engineers conduct soil testing to evaluate the soil’s properties and bearing capacity, helping determine suitable foundation requirements and support safe, durable construction.

3. Architectural and Structural Design

4. Budget Planning and BOQ Preparation

Based on the approved architectural and structural designs, our estimation team prepares a detailed budget plan, Bill of Quantities (BOQ), and project quotation. These documents provide a clear breakdown of the proposed scope of work, estimated construction costs, material requirements, labor costs, and other project-related expenses.

5. Contract Agreement

Once the quotation and scope of work are approved, a formal contract is signed by ST Builders and the client to ensure transparency and mutual agreement. After signing, the agreed project terms and conditions remain in effect throughout the construction period.

6. Municipal Approval

ST Builders does not begin construction without obtaining the required municipal approvals and permits. Our team assists clients throughout the approval process by preparing the necessary architectural and structural drawings and supporting the submission of required documents. We also assign a designated representative to guide and assist you during visits to the municipal office, helping make the approval process smoother and more convenient.

7. Construction Begins

Once the required municipal approvals are obtained, ST Builders begins construction according to the approved designs, contract terms, and BOQ specifications. A dedicated project supervisor is assigned to coordinate site activities, monitor progress, and help ensure that the work is carried out according to the approved plans and quality requirements. During this stage, our skilled and semi-skilled workforce completes the major construction activities, including site preparation, foundation work, structural construction, masonry, roofing, MEP works, finishing, and other project-specific tasks. Throughout the construction process, work is carried out in accordance with the agreed contract, approved drawings, and BOQ specifications.

8. Final Inspection and Handover

After completing the final inspection and quality checks, the project is officially handed over to the client along with the relevant material warranty cards, approved drawings, land ownership documents, the client’s personal documents, and other project-related records. During the handover, ST Builders also provides a 24-month warranty document outlining the applicable Defect Liability Period (DLP).
